Cancellation Policy
12. Cancellation Policy If THE RENTER cannot take the holiday as planned, he must notify THE OWNER as soon as possible to find a solution. Cancellations received 60 days or more prior to THE RENTER’s arrival date are refundable except for the reservation deposit. With any cancellation made less than 60 days to THE RENTER’s arrival date, all monies paid are non-refundable except for the cleaning fee and the security deposit. If a replacement guest can be found, its payment will be taken into account. A handling fee of 100$ will be deducted. "This was an absolutely perfect getaway--in absolutely every respect. The home is completely accommodating; thoughtfully welcoming, and with such attentiveness to the countless nuances of the household which could so easily be overlooked when traveling--there was not a single comfort or necessity we were without during our stay. Birgit and Uwe have provided a foothold to another world. The location is ideal--off the thoroughfare and close to both the wild and the civilized; a bike ride and a private ferry across the bay to an unspoiled idyllic gulf beach, and a minute by car to every domestic item and service South Venice Beach has to offer--and convenient to so many options to explore: a multitude of parks and natural areas and open spaces within minutes, as well as dining, nightlife, and shopping experiences close by in every direction. And we were so fortunate to have truly marvelous Florida weather during the week: moderate temperatures, minimal humidity, a mild cool breeze and frequent modest clouds, and perfectly clear skies--the visibility was astounding. And the pool! Wunderbar! Our time at the Villa Happy Gator is an experience that will stay with us."

"This property is convenient to everything Venice has to offer. We often spent early mornings walking nearby beaches or riding bikes along the beautiful trails in Shamrock Park. Later we would return to relax around the lanai, swim in the pool, and grill dinner. We had a five star experience."
