1?? 1. Booking, Check-in and Check-out:
* Primary Guest must be at least 21 y.o. to book this property, and must be present and sleep onsite throughout the whole stay.
* Check-in time: 4:00 PM
* Check-out time: 10:00 AM
* Early check-in or late check-out may be available upon request, subject to availability and not guaranteed unless confirmed by the host the day of check in, not earlier.
2?? 2. General Conduct:
* Maximum Occupancy: Strictly 10 guests, including children under 18. The person booking must be present and sleep onsite. The number of people at the property must not exceed the number of registered guests on the reservation, especially after 9:00 PM. If more guests are detected than what was originally booked, the main person on the reservation (original booker) will be charged $100 plus $10 per day for unauthorized guests overnight and for violating house rules. Please note: outdoor security cameras and indoor noise decibel monitor are in place to ensure compliance.

* No Pets Allowed: Unauthorized pets will incur a $500 fee and termination of your stay. Guests are responsible for any damages, excessive cleaning, and waste removal.
* No Smoking or Vaping: This includes tobacco, cannabis (including for medical use), or any other substances. Violation results in a $200 fine.
* No open flames like candles, incense, sparklers, consumer fireworks, explosives, bonfires, campfires anywhere on premises. In addition, HOA specifically prohibits the use of fireworks. Exception to open flame policy: grill must be used in accordance with grill manufacturer instructions and local fire safety, and not left turned on and attentended at any times. Guests are responsible to familiarize themselves with local fire and other ordinances about fireworks, bonfires and camp fires off site in Panama City Beach. DO NOT DISPOSE OF FIREWORKS OR DEBRIS IN THE TRASH ON PREMISES.
* Quiet Hours: 9 PM - 9 AM. Panama City Beach noise ordinances and HOA rules will be enforced. which limit noise to 50 decibels during these night hours, and to 60 decibels for all other hours; violations may result in fines by local law enforcement. It is Primary Guest’s responsibility to familiarize themselves and their booking group with Chapter 16, Article VI of the City of Panama City Beach Code of Ordinances, specifically regarding ""Noise"" and ""Noise Nuisance"".
* No Parties or Events: Gatherings beyond the registered number of guests are not allowed.
?? IMPORTANT NOTICE:
- Any kind of party, loud gathering, or disturbance will result in a $1,000 fine.
- If this rule is ignored after a warning, we will contact the local sheriff and proceed with legal eviction under county and HOA regulations.
* No Illegal Activities: Any illegal activity will lead to immediate eviction and reporting to authorities.
? Strictly Prohibited – Please Refrain From:
• Hosting parties or gatherings of any kind (birthdays, celebrations, BBQs, etc.)
• Playing loud music or using indoor or outdoor speakers
• Having loud conversations outside or on the porch/patio
• Inviting unregistered guests or large groups over (only the guests who are on the reservation can be permitted on premises)
• Drinking, dancing, or celebrating outdoors
• Any activity that could disturb our neighbors
* No Home Births: For safety and compliance with local laws.
* No Permanent Residency: Guests agree that use of the property is on a temporary and transient basis only. Guests may not use the property as a permanent residence or send any mail or packages through any carrier to this listing's address.
* No Mail Forwarding to the listing's address.
*Firearms and other explosives: Per HOA rules, the display or discharge of firearms or fireworks on any Lot or any Common Area is prohibited; provided, however, that the display of lawful firearms on the Common Area is permitted by law enforcement officers and also is permitted for the limited purpose of transferring firearms across the Common Area to or from an Listing’s Lot. The term “firearms” includes “B-B” guns, pellet guns and other firearms of all types, regardless of size. GUESTS MUST NOTIFY THE HOST BEFORE BOOKING THAT THEY PLAN TO BRING LAWFUL FIREARMS.
3?? 3. Property Use & Amenities:
* Bedrooms & Bathrooms: The house features three bedrooms and two full bathrooms. Please use bathroom fans when showering to reduce moisture buildup and prevent mold (marked on the light switches).
*Towels & Linens: We provide linens and towels that are professionally cleaned off site by a 3rd party. We do not provide any beeding for the pack & play - please make sure to bring your own. We have no accommodations for sensitive skin type.
* Kitchen: Fully equipped with basic cooking essentials and appliances. Please note that dishware, glassware, kitchenware and/or utensils have been provided in this room as a guest convenience. These items have been cleaned within this room or unit using ordinary household dishwashing facilities and agents. They have not been sanitized according to Federal and State standards for public food service establishments.
* Starter essentials: Bathrooms, kitchen and laundry room are provided with travel size or small quantity of essentials to get you started (shampoo, conditioner, soap, dishwasher and washer pods, etc). We have no accommodations for sensitive skin type - please bring your own essentials beyond the starter kit of supplies and in case of any skin sensitiveness. Starter kit of supplies includes 2 toilet paper rolls per bathroom and 1 full roll of paper towels. PLEASE NOTE: We do not provide refills for the Starter Kit of Supplies during your stay regardless of the length of stay.
* Entertainment: Smart TV available for streaming using guest's accounts and subscriptions Each guest is responsible for logging out of their accounts upon check out.
* Wi-Fi: Complimentary access; network credentials provided upon check-in.
* Heating & Cooling: Central AC and heating are adjustable with the following limitations:
- no heating is allowed during the months of June-September
- when outside temperatures are 85 degrees F and above, the AC cannot go below 70 degree cooling setting when guests are inside the property, or 72 degrees when guests are absent from the property
* Wash Beach Sand: Use the hose by the garage door before entering.
* Toilets & Drains: Only flush waste and toilet paper; avoid grease, food, or hygiene products.
* Furniture: Do not move large furniture; a $50 fee applies if rearranged.
* No Glitter, Hair Dyeing, or Bleach Use: Violation results in a minimum $200 fine.
* Fishing Equipment & Catch: Not allowed on premises; dispose of catch at public fishing locations.
* No Car Washing, Repairs, or Maintenance: On premises or driveway.
* Garage Use: For storage only; vehicles are not permitted inside.
* Security Cameras & WiFi: Tampering with security cameras or WiFi is prohibited.
* Stovetop, Oven, and Grill: Use provided cookware; clean stovetop, oven or grill after use to prevent mold and pests.
* Cleanliness: No dyes, bleaching, or staining allowed. Report any incidents that require extra cleaning with 24 hrs of checking in.
* HOA Regulations: Guests may not park or wash trailers, RVs, boats, jet skis, or other watercraft on the property, including the driveway and overflow parking.
* Pest Control: Our property is under professional and safe pest control and monitoring, which also includes bed bug inspections. While we do our best to prevent pests, we cannot guarantee the property is insect- or wildlife-free. Besides community animals like stray cats, Florida is home to many wild animals like deer, raccoons, snakes, spiders, bobcats, alligators, bears, different insects, lizzards and marine life that includes everything from seaweed and jelly fish to sharks and stingrays. While we mention “wildlife” in our listing, we have updated it to include these specific examples to inform guests. The home itself is safe and well-maintained, but nature around it is beyond our control.
4?? 4. Safety and Security:
* Keyless Entry: Unique entry code provided prior to check-in.
* Emergency Contacts: Refer to the framed information by the front door.
* Fire Evacuation: Follow the evacuation plan posted by the front door.
* Fire Extinguisher: Two are available for emergencies. Guests are responsible for any charges incurred for their use.

5?? 5. Housekeeping:
* Trash Disposal: Place all trash in designated bins. Garbage pick-up days are Tuesday and Friday. Place trash cans by the street on Monday and Thursday evenings.
* Fridge Cleaning: Remove all food before checkout and wipe down the interior.
* Towel Placement: Place used towels in the laundry basket. Avoid using purple shampoo or colored tanning products, as they stain towels/bedsheets (additional fees may apply for replacements).
* Dishwashing: Wash all used dishes before departure and start the dishwasher before leaving.
* Belongings Collection: Double-check all rooms for personal items before leaving.
* Shoes Off: To help keep the property clean, please remove shoes upon entering.
* No Sand in the House: Wash off sand from yourself and beach gear at the beach showers and in the yard before returning inside.
6?? 6. Parking:
* Driveway: Parking available for up to two vehicles.
* Garage: Storage only; no vehicle parking allowed.
* No Parking on sidewalks, grass or roadside.
* Additional parking available in the overflow parking lot further down the street
* Paid public parking is available near Public Beach Access 36, use their app to pay
7?? 7. Check-Out Instructions:
* Start the dishwasher before leaving.
* Ensure all doors and windows are locked upon departure.
* Leave the key (if applicable) in the designated location.
* Dispose of all food from the fridge and cabinets.
* Tidy up the property, including placing used linens and towels in designated areas.
* Temperature Settings: Set the thermostat to 75°F upon departure.
8?? 8. Lost & Found Policy:
* Forgotten items will be held for 7 days and must be claimed/shipped at the guest’s expense.
9?? 9. Early Departure & Refund Policy:
* Refunds are not provided for early departures or rule violations.
1??0?? 10. Other Prohibited Activity:
* No Smoking or Illegal Substances: Any evidence will result in a minimum $1,000 fine and possible law enforcement involvement.
* No Criminal Activity: Including illegal downloads using the property’s internet.
* No Commercial Photography or Filming without express written permission from the Host, obtained BEFORE booking. No large-scale filming or commercial productions (e.g. cinema, music videos, advertising shoots, or influencer content with a team). No bringing additional people into the home for filming or photography without prior approval from the Host. No moving furniture or equipment around for the purpose of setting up a shoot. We’re happy for guests to take photos and share their experience at our home — and if you’d like to promote the house on your personal social media, that’s absolutely welcome!
* No Tents or Structures: No structure may be erected on the premises, including inflatable structures, pools, trampolines, etc.
1??1?? 11. Inclement Weather, Uninhabitable, or Act of God Policy:
* Should the premises become unfit for habitation due to extreme weather, pandemic, or other force majeure, the rental agreement will terminate with no refunds. Guests are encouraged to purchase travel insurance.
1??2?? 12. Legal & Indemnity:
* Indemnity Clause: Guests agree to hold harmless and indemnify Coastal Charm Estate and the Owner from any claims of property damage, personal injury, or monetary loss during their stay.
* Legal Action: If legal action is necessary, the prevailing party will be reimbursed for reasonable attorney’s fees and court costs. Mediation or arbitration is required before legal proceedings if the claim exceeds small claims court limits.
* Guests will be immediately evicted without refund upon violation of any part of this policy.
* By booking this reservation, you agree to all terms and conditions.

It provides real-time weather, ocean conditions, tide info, UV index, sunset/sunrise times, live feeds, flag statuses, and personalized activity suggestions (surfing, snorkeling, fishing) using data from StormGlass, NOAA, and Open-Meteo, making it easy to plan your Emerald Coast beach time safely and enjoyably.
* Beach Flag Color Warning System:
Double Red Flag: Gulf Water Closed, do not enter!
Red Flag: High Hazard - knee deep is too deep!
Yellow Flag: Moderate Surf/Currents
Purple Flag: Dangerous Marine Life - likely jellyfish

* We have 27 miles of beachfront. Seaweed, June grass, or Sargassum may or may not be present when you visit—it’s hit or miss.
* Red Tide Information: Occasional algae blooms may cause respiratory issues (coughing, sneezing) or skin irritation, especially with onshore winds. Check Red Tide Condition Reports from Florida Fish and Wildlife Commission for current status and daily sample maps.
* Check the water quality at Florida beaches before your next visit. The Florida Department of Health monitors beaches for bacteria like enterococci to ensure your safety, and provides beach closure or other advisories and information
* Stay informed about temporary road closures, temporary beach closures, and other safety information via the Panama City Beach government website or social networks.

To receive a full refund including taxes, guests must cancel at least 30 days before check-in. If guests cancel between 7 and 30 days before check-in, they’ll receive 50% refund including full taxes. If they cancel less than 7 days before check-in, there will be no refund.
Guests can also receive a full refund including taxes if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in.
